Conditions of Booking Contract

Properties are hired on the understanding that accommodation is for holiday use only and that no right to remain in the accommodation exists for the Hirer or anyone in the Hirer's party.


In the event of cancellation, please advise us immediately. We will attempt to re-let the property and return your money less an administration charge of £20. If we are unable to re-let all monies will be forfeited. We do recommend that you take up cancellation insurance, details of which will be sent on receipt of your booking, or use your own insurance.


Deposits must be received within four days of booking and the balance of the rent must be paid six weeks before arrival. Non payment by the due date will be treated as a cancellation.

If, for any reason, we are unable to comply with this contract, by providing the holiday home of the Hirer's choice or equivalent or larger (defined in terms of cost of rental), we are liable forthwith to refund to the Hirer the full amount of the monies paid and our total liability is limited to the refunding of such monies.


Unless otherwise agreed, occupation cannot be taken until 3.30 p.m on the day of arrival and departure must be by 10.00 a.m. on the final day.

The number of people occupying a cottage must not exceed the number stated without written agreement.


The Hirer undertakes to inform us about any breakages or damage and we reserve the right to charge for any breakages or damage. The Hirer is responsible for the care and insurance of his/her property and personal effects etc.  We do not offer secure storage for valuable items, money etc.


We undertake to make accommodation available to the Hirer in a clean and tidy state and to maintain services and facilities in a proper workable condition. Where exceptionally a problem or fault occurs, we shall make every effort to keep delay or inconvenience to an absolute minimum. We reserve the right to close or restrict use of facilities where it is reasonable or prudent so to do.


The Hirer undertakes on behalf of his/her party to take good care of the accommodation and all facilities for the duration of the tenancy, to leave the accommodation clean and tidy as found and to act with all reasonable consideration for other guests.


Dogs or other pets will only be accepted by agreement at time of booking, and also as a condition of this booking warrants that his/her dog is well behaved, will be controlled and supervised and will not cause damage or nuisance during the holiday.


In connection with the swimming pool or other leisure facilities the Hirer and his/her party, if desiring to use the facilities, will automatically become a member of the Garden Club and will become  co-operators of the facility, responsible for its safe use and for the adherence of all members of the Hirer's party to the rules which, for the safety and enjoyment of all, must govern its use. No child under 16 should be allowed in the Swimming Pool building without parental supervision.


The Hirer and his party are welcome, at their own risk, to use our Leisure Facilities, garden and public areas including toys, garden furniture etc.  You may also come with us to feed our various farm 'pets'. Animals can be unpredictable so this must be at your own risk and never go into animal enclosures unless we are present. You must supervise your party and make your own inspections to ensure that toys, BBQs, garden furniture etc. are safe, suitable and properly used. Any item which becomes unsafe should be withdrawn and brought to our attention.  The Hirer should also be observant and careful lest children leave toys or other obstructions in dangerous places - particularly at night when a torch should always be used.


The Hirer is responsible for ensuring that his party is fully aware of the conditions of hire. This applies particularly where several cottages are hired by one party.
